This document outlines the standard fees applicable to services provided by Smart Choice Development Partnerships (“the Company”). All fees are transparent, market-aligned, and agreed prior to any formal introduction or mandate.
Developers
Lease: 4% of annual rent
Payable upon execution of the lease agreement
Sale: 1.25% of sale price
25% payable on exchange as a non-refundable introduction fee
75% payable on completion
Providers
Lease Introduction: 4% of annual rent
Fee payable in full upon execution of the lease agreement being signed
Lease Retainer: £75 per unit / month
First month payable immediately upon contract execution
Thereafter paid monthly in advance
Retainer continues for the full lease term
Non-refundable
Purchase Commission: 1% of purchase price
25% payable on exchange as a non-refundable introduction fee
75% payable on completion
Contractors
One-off: 7.5% of gross contract value
Fee payable in full upon execution of signed terms
General Payment Terms
Invoices are payable within 7–14 days (as specified)
Fees are due upon contract terms being signed
Fees are not contingent on key collection, occupation levels, profit margins, or rent receipt
Late payment may result in recovery action in line with agreed terms and potential legal proceedings
All fees must be agreed in writing (email) prior to formal engagement
